I had a bad experience with the short sale process a few years ago. Basically the lender pulled out from my offer at the 11th hour, I believe because they got a better offer at the last minute. I think that working with someone on your side with a lot of experience in short sales is probably the most important success factor.

I am a section 8 landlord and I hate the inspections. Everything else about it rocks, but the inspection - especially if you have a nit picky inspector like I do - is a royal pain in the you-know-what. But overall it's a decent strategy.

I have to disagree with the author that any aspect of rental property can be considered passive income. It is definitely not a "set it and forget it" type of investment even with a property manager.

My brother-in-law just bought 2 REO properties at a sheriff sale in Philadelphia. They are row homes in one of the Hispanic areas of the city. He got one for $20K and one for $25K. Property taxes are only about $500 annually. What a deal!

I always found it odd that you're forced to take depreciation. I can't imagine a scenario where you wouldn't want to take it anyway, but it seem strange to force it. That's the gov't for ya!

I think the author is correct that the need to have a real estate attorney really depends on your state of operation. In my state (OR) I must use an attorney unfortunately.
